The late Nick Lombardo had a future vision of affordable and accessible housing on the site of his Rancho Cañada golf course at the mouth of the Carmel Valley. By taking much of the golf course out of use, he had adequate water to accommodate the much needed housing. Woodman partnered with Nick to advance that vision of a 235 unit master plan with 50% of the homes priced at below market rates (20% as required inclusionary housing and another 30% as voluntary workforce housing). Woodman worked with the community through an open stakeholder engagement process that included an interactive design charette to create a walkable Traditional Neighborhood Design (TND), with smaller lots and historic architectural types. This 50% below market rate concept was scuttled by the Great Recession and has since been modified by the current developer to a more conventional design approach.
