For decades, the cornerstone of the company’s business has been exceptional residential subdivision, with projects ranging from small neighborhoods (9 lots) to some of the largest master plans in Monterey County (up to 1,480 lots).

Woodman innovated small lot planned developments with the Bungalows at East Dunes (10 infill lots) in Sand City, Rogge Commons (178 mixed income units) in Salinas, and Gabilan Gardens (61 motor court homes) in Soledad.  Each redefined zoning standards to create higher density, affordable by design, “missing middle” products, while retaining the single family detached ownership model.

The company pioneered low density rural subdivisions and upscale communities, providing Soledad with The Pinnacles Estates, its first luxury home neighborhood. In Oak Hills, the company developed three environmentally sensitive rural infill subdivisions.  In the foothills above the Salinas River, Belmont Heights boasts the Salinas Valley’s premier gated estates.

Oak Tree Views, overlooking Monterey Bay, is the 42 home Inclusionary Housing subdivision for Monterra Ranch.  La Cuesta Views and The Pinnacles communities in Soledad represent more that 300 conventional single family homes for entry level and move-up ownership opportunities in the Salinas Valley.

Most notably, Woodman was at the forefront of New Urbanism, bringing Traditional Neighborhood Design (TND) master planned communities to the suburban environment with The Mills Ranch (400 units) and the East Garrison (1,480 Units).  With a diversity of seamlessly integrated, higher density, smaller lot products, the narrow tree lined streets with rear alley garages, allow full frontage architecture and a walkable community design.
